Job description this is a remote position. position overview we are seeking a proactive and results-driven deal outreach specialist to identify, evaluate, and acquire profitable investment opportunities. this role focuses on two primary areas: businesses for sale with growth potential and real estate properties ideal for the brrrr strategy (buy, rehab, rent, refinance, repeat). key responsibilities opportunity identification research and generate leads for businesses for sale through multiple channels (brokers, online platforms, networking, cold outreach) identify real estate properties with potential for investing and purchasing maintain an active pipeline of qualified opportunities develop and maintain relationships with brokers, real estate agents, and other intermediaries analysis & evaluation conduct preliminary financial viability analysis of deals evaluate properties considering: purchase price, renovation costs, rental potential, and after-repair value (arv) prepare evaluation reports with key metrics (roi, cash flow, cap rate, cash-on-cash return) coordinate basic due diligence for promising opportunities outreach & negotiation direct contact with business owners, brokers or property sellers develop effective communication strategies for different seller types negotiate preliminary terms and purchase conditions manage initial acquisition process through closing
